Confirm whether the quoted figure is BUA, GFA, or usable space — never assume, and never compare two listings that quote different bases.
Request the DLD-approved floor plan and calculate your own efficiency ratio (NFA ÷ BUA) before finalising a price-per-square-foot comparison.
For off-plan purchases, check your SPA's size deviation clause — know in advance what tolerance is permitted and what compensation applies if it's exceeded.
If considering any modification — enclosing a balcony, extending a room — confirm with the developer or DLD whether it affects GFA and requires approval first.
