Learn how to price a Dubai property for resale using comparable transactions. Compare achieved sale prices and account for size, condition, views and payment terms.
When you prepare a Dubai property for resale, the first price you choose can shape the enquiries, viewings and offers that follow. A comparable-sales method gives you a more grounded starting point: look at similar homes that actually sold, compare their differences with your property, and use current listings only to understand your competition.
This guide explains how to price property for sale in Dubai using registered transactions. It covers where to find sale data, how to shortlist comparables, how to think about size, view, condition and payment terms, and how to turn the evidence into a realistic asking-price range. The example is hypothetical and is not a current valuation.
Asking price and achieved price answer different questions
An asking price tells you what a seller hopes to receive. An achieved price records what a buyer and seller agreed and registered for a completed transaction. Both are useful, but for different purposes: sold data helps establish a value reference, while current listings show the alternatives a buyer can choose today.
Dubai Land Department’s Real Estate Data service provides transaction records and filters such as date, transaction type, area, property type, rooms, project, amount and property size. Dubai REST also provides sale-index services. When researching, focus on comparable sale transactions, check the date and unit, and avoid mixing sales with mortgages, gifts or other transaction types.
A simple starting calculation
Comparable sale rate = registered sale price ÷ comparable property size
Subject reference value = comparable sale rate × subject property size
Use this as a first-pass reference, then assess meaningful differences. It is not a formal valuation and should not replace an independent appraisal when one is needed.
Four steps to a stronger resale price estimate
Describe the subject
Record the building or community, property type, bedrooms, internal area, plot if relevant, floor, view, condition, parking and occupancy status.
Find recent sales
Begin in the same building or community. Use the most recent useful sales, widening the date range or area only when the sample is too small.
Remove weak matches
Exclude different property types, unusual deals, substantially different sizes or units with features that make their price misleading.
Adjust and set a range
Compare each remaining sale with your property. Explain every adjustment, then set a realistic range instead of relying on one transaction.
| Match factor | What to compare | Common mistake |
|---|---|---|
| Location | Same building, phase or community first; then nearby areas with similar buyer appeal. | Treating an entire district as one market even when access, views and amenities differ. |
| Property type | Apartment with apartment, townhouse with townhouse, villa with villa. | Using a townhouse sale to price a villa without accounting for plot and layout differences. |
| Size and layout | Compare internal area on the same measurement basis, bedroom count, usable layout and plot area where relevant. | Dividing by a marketing area that includes different components from the DLD record. |
| View, floor and position | Floor level, orientation, noise, privacy, corner position and view permanence. | Assuming a view premium from a listing headline without checking whether buyers paid more for it. |
| Condition and fit-out | Renovation quality, maintenance, appliances, age and readiness to occupy. | Comparing a renovated home with an original-condition sale as if they were identical. |
| Timing and terms | Sale date, ready or off-plan status, remaining installments, vacant or tenanted status and contract terms. | Comparing a resale with a developer launch price without accounting for payment schedule and completion risk. |
How many sales should you use?
There is no universal number. A practical worksheet can begin with three to six close matches, but the quality of the matches matters more than the count. If your building has only one recent sale, widen your search carefully—to another floor plan in the same building, a nearby building with similar quality, or a longer period—and mark each step away from the ideal comparison.
Give more weight to
- Same project, building or villa community.
- Similar bedroom count, floor plan and usable area.
- Recent registered sales under normal market conditions.
- Similar view, condition and possession status.
- Clear transaction details you can verify.
Give less weight to
- Older sales when prices or supply conditions have changed.
- Large-size differences that distort the per-square-foot rate.
- Distinctive corner, penthouse or waterfront units.
- Developer launch offers that bundle fees or payment incentives.
- Asking prices with no evidence of a completed sale.
Keep a comparison log. Record why each comparable is included, what is different and how you treated the difference. This makes your proposed price easier to explain to co-owners, agents and prospective buyers.
Illustrative pricing exercise for a Dubai apartment
Suppose the property being priced is a standard-condition two-bedroom apartment with 1,100 sq ft of internal area. The following three sales are invented examples to show the method. They do not represent current transactions or a price recommendation.
| Hypothetical sale | Recorded price | Comparable area | Rate per sq ft | Size-adjusted reference | Illustrative difference |
|---|---|---|---|---|---|
| Comparable A · similar floor and condition | AED 2,400,000 | 1,040 sq ft | AED 2,308 | AED 2,538,000 | No extra adjustment |
| Comparable B · superior view | AED 2,580,000 | 1,120 sq ft | AED 2,304 | AED 2,534,000 | Illustrative AED 40,000 downward adjustment |
| Comparable C · dated kitchen | AED 2,480,000 | 1,080 sq ft | AED 2,296 | AED 2,526,000 | Illustrative AED 35,000 upward adjustment |
In this simplified example, the adjusted indications span roughly AED 2.49 million to AED 2.56 million. The middle of the evidence is around AED 2.54 million. A seller would then review live competition, actual condition, timing and their own sale priorities before choosing an asking price. The adjustments above are made only to demonstrate the arithmetic; in a real analysis, adjustments should be supported by market evidence, not copied as fixed amounts.
Bars are visual markers for the example values above, not a market chart. Areas and prices are hypothetical.
How size, condition, view and payment terms change the comparison
Size, floor, view and condition
Price per square foot can help compare homes, but it does not erase differences. A smaller apartment may show a higher rate than a larger one. A sea view, quiet orientation or renovated kitchen may support a different price—but only when comparable transactions or buyer evidence show that the market recognises the feature.
For villas, separate plot area from built-up area. For apartments, confirm whether the area includes balcony or other components before comparing it to the DLD transaction record.
Payment structure and resale status
For an off-plan or assigned property, compare the total consideration and remaining payment obligations—not only the amount paid so far. Check transfer eligibility, developer approvals, outstanding installments and any charges in the current contract.
For a ready unit, account for tenancy, vacant-possession timing, mortgage settlement and immediate repair needs. Explain how each affects the buyer’s total commitment.
Do not apply a standard percentage adjustment to every view, floor or renovation. A premium should reflect local evidence and the buyer pool for that building. Where the data is thin, show a range and explain the uncertainty rather than manufacturing precision.
Separate market evidence from your sale strategy
A comparable-sales range is a pricing reference. Your asking price is a decision about the kind of response you want, how quickly you need to sell and how much competition buyers can see. A high ask may reduce viewings if similar homes offer better value. A low ask can attract attention, but the final price still depends on demand, presentation and negotiation.
Estimate your net proceeds
Expected sale price − mortgage settlement − applicable selling/transfer costs − agreed agency fees − other property liabilities = estimated net proceeds
Ask your conveyancer, lender and broker to confirm current fees and settlement figures. Do not set a price using the gross sale amount if you have a minimum net amount in mind.
- Compare your proposed ask with active alternatives that buyers can view now.
- Make the listing description, floor plan, photographs and condition consistent with the price.
- Track qualified enquiries, viewing feedback and offers—not just online clicks.
- Agree in advance what evidence would trigger a price review and when to review it.
- Recheck fresh DLD sales as they register; the comparable set changes over time.

Frequently asked questions
How do I price my property for sale in Dubai?
Start with recent registered sales of similar properties in the same building or community. Compare size, type, layout, condition, view, floor and sale terms, then use current listings to understand competition. Set a reasoned range before selecting an asking price.
Should I use asking prices or sold prices?
Use achieved sale prices as your value reference and asking prices as a view of current competition. A listing price is not proof that a buyer paid that amount.
Where can I find Dubai property transaction data?
Dubai Land Department’s Real Estate Data portal provides transaction details and downloadable data. Dubai REST also offers sale-index services. Verify the transaction type, date, property and area before using a record as a comparable.
How recent should comparable sales be?
Use the most recent close matches available. If there are few sales in the same project, widen the time window or geography carefully and note that the match is weaker. Do not present an older or distant comparable as directly equivalent.
How many comparable transactions do I need?
There is no fixed number. A few strong matches are more useful than a long list of unlike homes. Three to six close transactions can be a practical starting worksheet when the market provides them.
How do I compare a villa and an apartment?
Do not treat them as direct comparables. Compare each property type with similar homes, using the relevant area basis, plot, layout, condition, location and buyer profile.
Should I price above comparable sales to leave room for negotiation?
That depends on current competition, buyer demand and your timeline. A large premium can reduce viewings. Decide your negotiation range using evidence and your minimum net proceeds rather than adding an arbitrary percentage.
Do off-plan payment plans affect resale pricing?
Yes. Buyers may compare the total price, installments already paid, remaining balance, transfer rules, approval requirements and fees. Put the full payment position alongside each comparable rather than comparing headline prices alone.
